Residential Housing Program
The City of West Wendover has teamed up with Ascent Construction, Inc., out of Centerville, Utah for the development of the City's 14 housing lots located on Tibbets Boulevard and Fairway View Drive. Various designs are available including custom homes, just contact Ascent for more information.
These lots are part of Village One Phase One and Village One Phase Two Subdivisions, shown in Figure 3 and Figure 4 below. Under the proposed development agreement, Ascent will be acting as the developer/builder of residential single-family homes. The 12 available lots in Village One Phase Two do have Covenants, Conditions and Restrictions (CCR's) related to them given their location against the Toana Vista Golf Course. The CCR's include height limitations as well as other development limitations with regard to stick built homes, exterior surfaces, roofing types, etc. The CCR's are only applicable to the lots in Village One Phase Two. General R-1 Zoning requirements apply to both subdivisions.
Ascent is known for exceptional construction quality, award winning buildings, value engineering expertise, providing an exceptional construction experience and exceeding customer expectations in residential, commercial, industrial and institutional construction. Examples of some of Ascents residential type constructions are shown below in Figure 1 (high end single family custom home) and Figure 2 which shows the more common standard design and floor plan which Ascent can build. Again, Village One Phase Two is located against the Toana Vista Golf Course so it does have CCR's which you should review.
One of the great things about this program is the incentive the City is offering off the cost of the lot depending on when closing occurs on the sale of the home. This results in 2012 with over a 20% discount.
If closing occurs in 2012: $7,000 incentive offered off the appraised lot value
If closing occurs in 2013: $3,000 incentive offered off the appraised lot value
If closing occurs in 2014: $1,000 incentive offered off the appraised lot value
If closing occurs in 2015: $ 500 incentive offered off the appraised lot value
Lot appraised values/cost are shown in Figure 5
